Access Statement

INTRODUCTION

This is a small B&B with available letting for 4 persons (maximum). The information provided below will enable the visitor to assess the suitability of the accommodation for their needs.

PRE ARRIVAL

Guests are welcome to ask any questions regarding the accommodation by telephone, fax or email. We have a web-site always available. An outgoing letter of confirmation is sent by post or email detailing such things as directions from town, time of arrival etc. We have a NO SMOKING/NO PET policy (apart from Guide dogs). Guests who feel they may experience difficulties with the accommodation are strongly advised to have a pre-discussion with the proprietor before booking to ensure the property is suitable for their requirements. The property is not suitable for people using wheelchairs.

The town can be reached by a 5-10 minute level walk on foot where you will find a supermarket, chemists, post office/banks, restaurants and public houses. There is plenty of car parking available in the town. We have lists of taxi firms and transport information. There are bus stops/petrol stations within walking distance of the accommodation. Public toilets are located on Granby Road next to Boots chemist with a further set of toilets in the park en-route to the town.

ARRIVAL AND CAR PARKING FACILITIES

One car parking space (per couple) on the tarmaced, level drive provided. Large vans/heavy vehicles cannot be accommodated.  The entrance is met by a 17 cm step with a 76 cm wide door opening. Help with luggage into the accommodation is offered to guests, if required. There is a small external seating area adjacent to the guest entrance and seating in the dining room. Automatic outside lighting for guests who arrive/return in the evening. A small business card in the window with telephone details in the event of no one being available at the property.

MAIN ENTRANCE AND RECEPTION

Guests will be greeted in the dining room where keys/lights/external door and breakfast are discussed. We do not provide a downstairs public toilet. The properties landline telephone can be used for emergencies but guests are encouraged to bring mobile telephones. As the B&B is mainly run by one proprietor, it is impossible to be on hand at the property 24 hours a day.

BREAKFAST ROOM ENTRANCE

The dining room can be used during the day for rest/reading and snacks. There are four wooden dining chairs/wooden settle.  Breakfast is the only meal served here. We do try to vary our menu by providing a full English or lighter alternatives. The room is Non-Smoking. Cutlery/crockery available on request. Smoke alarms are operating in the breakfast room/landing.

LAUNDRY

We do not have laundry facilities but an ironing board/iron are available on request.

OUTSIDE AREA

Outside is a small flat seating area with park style garden bench for guests to enjoy a cigarette or just to sit and relax.

BEDROOMS

A staircase (13 stairs) leads to 2 bedrooms with adjoining en-suites. Each bedroom door opening is 68 cm wide. One wooden, high back chair with padded seat/back provided in each room. Room lighting by a central light, 2 bedside lamps and one further lamp by the dressing table mirror. The bedrooms are plain, bright and decorated neutrally. Refreshment trays and electric kettle provided.  Information is provided in both rooms with regard to contact telephone numbers in the event of an emergency/or if a fire occurred. Smoke alarms/fire extinguishers positioned in both rooms. Automatic emergency lighting on staircase should a fire occur at night.

EN-SUITES

Door to each ensuite is 68 cm wide. Toilet seat 42 cm high. Wash basin height 81 cm with stainless steel mixer taps. A 38 cm step up to good sized built-in shower with glass door containing non slip rubber mat with small bath mat on vinyl floor covering for drying off. There is no emergency alarm system operating or supportive rails.
